Answers to Commonly Asked Questions

How much can you rent my home for?
Invest West Management offers a free property analysis.  There are so many factors that go into determining what your rental property might rent for.  Neighborhood, age of home, included utilities, structure of rental agreement (pets, appliances, amenities), condition of home, etc.  We will gather all appropriate information and give you an idea of what your place will rent for. How much are your management fees?
Our management fees vary depending on several factors.  We will be happy to discuss your property and give you an estimate of our current management fee based on your specific property.

Do you offer a one-time service to rent my home out and then I can manage myself?
Invest West Management does offer a one-time tenant placement package.  Our fee for this service may vary depending on several factors.  We will be happy to discuss your current situation and customize a package that will work for you.

Am I required to make my property available to Section 8?
In the State of Washington and Oregon new laws protect Section 8 tenants from being denied for a property if they qualify based on the owner/managers standard rental criteria.  IWM has a specific rental criteria that everyone must meet to qualify to rent your home.  IWM hires the most qualified people to perform thorough background checks on all candidates applying to rent our clients homes.

Can I reach you after hours?
IWM has a 24/7 afterhours emergency hotline to allow tenants to contact us around the clock if there is an after hours maintenance emergency.

Can you put the money directly into my account?
Owners have the option of having their owner deposits directly deposited into a bank account of their choice or receiving a check by mail.

Do you sell real estate too?
If a client is interested in selling property, IWM has qualified Brokers to help list your properties for you.  

How and when do I get my checks?
After rent is collected each month, IWM pays all invoices associated with your property and then directly deposits the balance into an account of your choice.  IWM maintains a balance in your account for the duration of the management contract which is decided at the initial contract negotiations.

How is rent collection handled?
Rent is due on the 1st day of each month.  We allow a 4 day grace period to allow for mail delivery.  If rent is not received by the 5th of each month, the tenant will be charged a late fee.  

How long of a lease do you sign?
Typically each initial lease is a one year contract.  After the initial year a renewal offer is offered to extend the lease if that is what the tenant and the owner mutually agree to do.

How much security deposit do you charge the tenant?
The security deposit fluctuates from property to property depending on the type of property, potential for damage, cost of current fixtures, etc.   Each property has the advertised deposit listed. The security deposit is refunded in full if the unit is left in the same condition as they rented it when they move out, minus normal wear and tear.

How soon can you start managing my property?
IWM can start managing your property as soon as a management contract is executed.  We can start any time before, during, or after a home or unit has been occupied by a tenant.  If you are currently having a difficult time with a specific tenant or situation we can step in and take over to help lift your burden.

What type of properties do you manage?
IWM manages a wide spectrum of properties from single family homes up to large apartment complexes.  We also manage commercial and industrial as well as Homeowners Associations.

What type of reports do I get and how often?
Each owner will have access to a secure owner portal.  Each month the owner’s property statement is posted to the portal.  The report includes an operating statement reporting revenue and expenses of your property.  Custom reports can be generated depending on owner preference.  This portal is available anytime during the management of your property with IWM.  Also, a monthly statement will be emailed directly to the email on file.

Who holds the tenant security deposit?
IWM holds the tenants security deposit and disburses it to the tenants upon move-out after deduction of damages of property (if any) within the Washington/Oregon state law required time frame.
